Energy Performance Certificates

Energy Performance Certificates, commonly known as EPCs, are a current legal requirement when placing a property on the market for sale or rent. The certificate is produced after an assessment of the property by a qualified Energy Assessor, and grades the current and potential energy efficiency and environmental impact of the property. EPCs last for 10 years, but can be re-assessed if alterations are carried out to the property that might have an affect on its rating. From April 2018 any residential property being marketed to a new tenant must have an EPC rating of E or better.

Mortgages and Financial Advice

Most home buyers will use a mortgage to fund their purchase. Some will go directly to a high street bank or building society, but using an independent mortgage broker will give access to a much wider range of mortgages and will often prove to be a better option. Surveys

When buyers are using a mortgage to finance their home, the mortgage lender will usually arrange for Mortgage Valuation. The Mortgage Valuation gives the lender a basic understanding of the age, condition and value of the property, and this helps the lender to decide how much it is willing to lend to the buyers.
