Slow down, don't rush putting your home on the market

Putting your house up for sale is an exciting time. The anticipation and excitement of what lies ahead, who will buy your home and what house will you buy? You may feel that you only have a few months window of opportunity before Christmas to sell your home. You’ve had your home valued and you know which agent you are going to choose. You’re chomping at the bit to get your house on the market as quickly as possible.

It’s understandable to feel like this. Once you’ve made the decision to sell you just want to get on with it. However, in our experience, a rush job is never as good as a well thought out and executed sales and marketing strategy.

An agent who tells you they can get your home on the market in a matter of days is not giving your home the time it deserves to showcase and present it to its absolute best. Getting the marketing of your home right takes time, but is certainly worth it.

Talking about this a very famous Irish Stout may spring to mind. Remember the Guinness adverts with the tag line “Good things come to those who wait”? It’s the same with marketing your home. Just think of that creamy-looking pint of Guinness... gently and lovingly poured so that it looks and tastes its absolute best. That good you just want to lick the top off it. Now imagine how that pint of Guinness would look and taste if it was rushed and sloppily ‘thrown’ into a pint glass. Awful and unappetising. 

As with Guinness, to market your home takes time but it is worth the wait. The end result is outstanding, it looks and feels its absolute best. You and your home deserve nothing less than perfection.

All these elements are of the highest quality and they take a little more time to get right because of their bespoke, specialist nature, but once you see the end result you will be bowled over and so will your buyers. 

So, when an agent says “Just sign the contract and we can get it on in a few days”, ask yourself if this is the best approach for your house sale. Of course you may think that the sooner it’s up for sale then the quicker it will sell, but we know that houses with shoddy marketing take longer to sell than houses with quality marketing.
