How much is my home worth?

As a nation we are fascinated with property, and particularly with house prices. We are especially intrigued by what our own property could be worth. Maybe you are just curious about the value of your home or perhaps you are considering moving, whatever your reason, finding out the value of your home couldn’t be easier these days.

Using an instant online valuation tool is one way to do this. You may have come across one before as they are getting more and more popular. Zoopla have their own version here 

They are simple to use. You type in your address and a few other small details about your home and within a few seconds you are presented with a valuation range. They work by using your postcode to compare sold data and show you a low, medium and high value range.

These tools are great if you live in an area where the houses are all similar. However, they can be wildly inaccurate if your home is a bit different, unique or you live in a rural location.

Comparing sold prices is another way that you can gauge the value of your own home. Take a look at Rightmove Sold Prices here. Type in your postcode and a list of properties in your area will come up. It will show the price they sold for and images of the original Rightmove property listing. This is a really easy way to compare your home with others that have recently sold in your area. You can browse through the images, look at floor plans and compare how your home measures up against others that have sold.

Looking at what houses are currently for sale in your area gives you insight into what you could market your property for. Rightmove is a fabulous tool to do this. Type in your postcode and all the houses in the same area will come up. Again, this is a great way to compare your own home against others already up for sale. Pay attention to how long the houses have been on the market for. If they have been up for a while it could indicate the price is too high so adjust your estimate accordingly.

Area guides are another useful way to look at market trends in your area. Zoopla.co.uk have their own area guides. Here you can see how much house prices have gone up or down in your area. This will give you a loose indication of how your own home could be affected since you purchased it.

If you research your price using all of the above methods you should be able to determine a rough value. However, if you have a unique home then you may need a little more help as there may not be another home like yours to compare against.
